Staten Island Real Estate Market Update: October 2026

by Triolo Realty Group Inc.

Here is a look at the Staten Island housing market over the last 30 days (September 22 to October 22, 2026), based on MLS data on our website. Whether you are thinking about buying, selling or just keeping an eye on your home's value, these are the numbers worth knowing.

Staten Island at a Glance

  • Homes sold: 316, down 8 from the previous 30 days
  • Average sale price: about $850,000, up roughly $10,000
  • Average days on market: 138
  • Homes for sale right now: 1,492, with an average asking price of about $958,000

Sales held steady compared with the month before, and the average sale price edged up. Homes are taking a little over four months on average to sell, which is a reminder that pricing a home correctly from day one matters. Keep in mind that the asking-price average covers what is on the market today, while the sale-price average covers homes that already closed, so the two groups are not directly comparable.

South Shore and Mid-Island Neighborhoods

Here is how the neighborhoods we work in most often compared over the same 30 days:

Neighborhood Homes sold Avg. sale price Avg. days on market For sale now
Eltingville 32 $836,000 124 152
Huguenot 17 $893,000 137 55
Tottenville 10 $983,000 126 54
Princes Bay 9 $1,100,000 189 34
Annadale 7 $1,170,000 166 54
Great Kills 6 $604,000 197 48
Todt Hill 0 No sales this period - 31

A few things stand out:

  • Eltingville was the busiest, with 32 sales and the most homes for sale of the group.
  • Annadale and Princes Bay both averaged over $1 million in sale price this month.
  • Small numbers swing a lot. With only 6 to 10 sales in some neighborhoods, one or two unusual homes can move the average up or down. Month-to-month changes in those areas say more about which homes sold than about values overall.
  • Todt Hill had no closed sales in this window, with 31 homes currently for sale.

Multi-Family Homes

Two- and three-family homes are a big part of the Staten Island market. Our search shows roughly 500 multi-family listings for sale across the borough right now, with asking prices starting around $375,000. If you are buying one for rental income, ask your lender early how they count rent from the second unit, and look closely at separate utilities, parking and the condition of each unit. What This Means for You

If you are selling: with homes averaging more than four months on the market, the right price and good presentation make the biggest difference. Online estimates often miss upgrades and the sales on your own block. Get a free, more accurate home value from a local agent.

If you are buying: there are close to 1,500 homes for sale on the island, so you have options. Get pre-approved before you start touring, and look at recent sales in the specific neighborhood you want, not just borough-wide averages.
